1. How long have you been building metal buildings?

Our builder has been in construction for 20 years and has specifically been building metal pole barn structures for 19 years.

2. How do you construct your buildings?

We use 5x5 treated wooden posts every ten feet or less. Our trusses are placed every 4 feet or less. The purlins are 2x4 and are every two feet on the
roof and walls. Purlins are the horizontal boards that run between posts. Any wood that touches the ground is treated.

The metal we use is 40-year, 29-gauge metal.

The 4” concrete floor is poured on gravel which we spread and tamp. All of the floors we pour include a wire mesh.

Some counties or cities have additional requirements. Any requirements above what is described here is an additional charge.

Our buildings do not include a “vapor barrier”. Vapor barriers are primarily to prevent the floor from sweating. Garages & More will install the barrier if a customer provides it.

3. What is the snow load of your buildings?

The trusses are engineered to withstand 25 pounds of snow per square foot.

4. What is the weight load of your floors?

We use concrete rated at 3000 - 3500 pounds per square inch (psi).

5. Do you offer insulation?

We offer double-bubble wrap insulation.  Through our experience, this is the best insulation designed for metal buildings to avoid condensation.  The r-factor varies depending on sunlight.  Generally, the r-factor will be approximately 10.

6. What do you require prior to starting a building?

Garages & More will only build on your level site. We also only build from the concrete up. Prior to beginning your building, you will need to have the site leveled and cleared. Also, you will need gravel delivered for us to pour on.

We request that you do not spread the gravel out, just have it delivered near the site of the building location, but not where the building is to be built. The gravel needs to be 3/4-1” dirty base, also known as 3/4-1” compact.

Last, Garages & More does not get any permits.  That is the customer’s responsibility if a permit is required.  It is the customer’s responsibility to make sure it is okay to build prior to signing contract or making deposit.

7. How do I pay you? Why do you require a deposit?

Garages & More requires a non-refundable deposit in the amount of 20% of the total building cost including taxes and travel fees. The first day of construction we require a 20% payment. The last 60% is required upon completion of the building. Garages & More accepts the following forms of payment: Cash, Check, Mastercard, Visa, Discover, American Express and Apple Pay.  A 2% processing fee will be assessed to all credit or debit card transactions.

The deposit is required for three reasons. First, we must have the means to purchase your materials. Second, it assures us the customer will not back out after we have purchased materials. Last, we are usually booked so far in advance that we may potentially lose customers who are unwilling to wait. It is important for us to know we aren’t going to lose the customers we have on the schedule.

8. Do your buildings come with a warranty?

Yes. Each of our buildings comes with a one-year warranty on our workmanship. It does not include things out of our control. If you have any issues, simply call us and we will repair it as quickly as possible, no questions asked.

9. What are my color options?

We have 22 metal colors to choose from. You may choose one color each for your roof, walls and trim or mix and match.

We also offer wainscoting for an additional charge.

10. What should I do after my building is finished?

We advise all customers to avoid driving vehicles on their concrete for two weeks following completion. During the hotter summer months, this time may be shorter. During those months, please consult with us to make sure.

It is advisable to bank dirt around your building as soon as possible afterward. This helps prevent any gravel from washing out in the event of rain. The sooner this is done, the sooner the dirt is able to settle.

11.  What if I want to make changes after the contract is signed?

All changes must be done in writing. Call Jonathan with the change you would like. He will send you an addendum which will include any changes or additions. You must sign and return this prior to the start of your building. Any additional cost will be added to your final balance, due upon completion of your building.

​12.  Do you build these to turn into houses?

Some customers have built these to be a residence.  We build the buildings as we normally would (see #2) and do not do any finishing inside.  All doors and windows can be placed where you'd like them and you can remove the garage doors from the package.  We advise our customers that if they're going to be finishing the building with sheetrock, they will need to have their trusses on 2' centers (at extra charge).  Please have a floor plan picked out prior to requesting a quote.
